Building Description

The Hemingway House, originally built as a rental property in 1969, was converted to condominiums in 1978. The building has 28 residential floors, with ten condominiums per floor. There are 56 two-bedroom units, 140 one bedrooms, and 84 studios. Several condos have been combined to create three-bedroom units.

 

Location

Hemingway House offers outstanding Lake Michigan, Lincoln Park, and city views. Lake Shore Drive and public transportation are at your doorstep, along with easy taxi access. Great restaurants, theaters (including Second City), a large supermarket and other shopping, and the Lincoln Park Zoo and conservatory are within walking distance.

 

Amenities

Outdoor swimming pool and sundeck, hospitality room (reservation and minimal fees required), laundry room, package receiving room, bicycle storage rooms/garage racks, cable television package, closed circuit monitoring of front lobby entrance from individual units, and dry cleaning pickup and drop-off service are available.

 

Building Services

The building has a 24-hour door staff, a resident engineer (with 24-hour emergency maintenance), full-scale recycling, and on-site management. Certain cleaning and other services for individual units are available at modest fees.

 

Indoor Parking

The heated garage offers both self-park and valet parking. It is professionally managed and attended 24 hours per day. Monthly rates are competitive with neighboring buildings. Guest parking (fee) is also available. Car wash services (fee) and dead battery charge available. 

 

Assessment

Assessments include heat and air conditioning, water, cable television, and day-to-day operations of the building and common elements. Assessments are due on the first day of the month and subject to a late fee after the 15th. Direct debit is available and encouraged. Electricity is individually metered and paid by the occupant.

 

Sale and Leasing

The Hemingway House Condominium Association has the right of first refusal (never exercised) on unit resales. There is a non-refundable move-in/move-out fee on all sales and rentals, covering move security and administrative expenses. The freight elevator (9-foot ceiling) must be reserved for all moves. Moves are scheduled with the building office for 8 a.m. to noon or noon to 4 p.m. Monday through Saturday. No moves are permitted on Sundays or major holidays. Leasing provisions (minimum one-year lease) are detailed in Association documents.

 

Restrictions

No dogs or unusual pets, garbage disposals, whirlpool tubs, or washers and dryers in units. In addition, construction, renovations such as hardwood floors, plumbing and electrical work, and other unit alterations must meet standards detailed in Association documents (provided to all owners).
